Your Project Back on Track!
More often than they’d like to admit, property owners and developers encounter significant delays or hurdles in the construction phase of a project, and sometimes construction comes to a screeching halt.
Reasons for delays in construction:
- Poor planning
- An inexperienced contractor, especially for the project type
- Inadequate sub-contractors
- Poor onsite management
- Changes in construction materials post-design, budgeting and permitting
- Lack of communication among consultants
- Inaccurate budgeting
- Construction delays caused by labor or material delivery disruption (pandemics)
- …and more
This is incredibly frustrating for investors and owners alike, as it not only delays completion and occupancy of the buildings, but also delays when they can begin receiving revenue.
What these projects need is an experienced construction manager with a deep knowledge of all aspects of the building process to get the project back on track and completed on time.
As your development adviser using a 360-degree approach, Vision+Architecture assembles the best team of strategic partners to see your vision become a reality. We are more than just a design architect; we also serve as planners, program managers, principal-in-charge, construction manager, and so much more to ensure the entire real estate development journey is integrated. A self-professed contractor’s architect, Vision+Architecture Studio Vice President of Architecture Bobby Finta has successfully rebooted stalled projects and helped owners meet their construction deadlines and see a sooner return on their investment.
Bobby was recently brought to the team by the developer of a large mixed-use multifamily development in Colorado to help the project overcome hurdles that were delaying completion. He was brought into the project as an owner’s representative and construction manager after construction was well underway but severely delayed. His expertise was sought to facilitate coordination of all the consultants and frequently review the project for code, product and construction implications. With his extensive past experience with this product type and by streamlining processes, he has improved communication and responsiveness among the consultants to collectively and quickly resolve any issues that arise during construction, without delaying the contractor further.
Through his past experience, Bobby has learned the most efficient way that construction should be sequenced and how and when the consultants need to coordinate to keep the project moving forward on schedule. As an owner’s representative and construction manager, he improved communication and was able to limit the various consultants from working in a vacuum and instead come to amicable solutions for both ownership and construction.
Now back on track and nearing completion, the development of luxury apartments, retail and office space anticipates opening its doors in Fall 2020.
In Bobby’s experience, construction delays or complete stops happen more often than realized and are due to a variety of factors. “One of my main goals as a development adviser and construction manager is to make sure that doesn’t happen,” he says. “With regular communication, processes, standards, and coordination with all of the consultants, we’re able to stage out the project and budget to ensure we adhere to the set timeline. By mitigating delays in construction we’re able to help developers, owners and investors see their vision come to life and more quickly see a return on their investment.”
